First of all, what are VA loans and what sets them apart from a traditional mortgage loan?

A VA loan is a mortgage loan guaranteed by the United States Department of Veterans Affairs.

Who’s eligible?

Veterans, Active Duty, National Guard, and Reserve Armed Forces service members. There is a minimum service requirement depending on how long you served, when you served, and who you served with. You’ll need to provide your Certificate of Eligibility (COE), but we can help you obtain that, no problem.

What are the benefits?

  • You can buy a home with 0% down. That’s right – you read that right – no downpayment is required.
  • You’re not required to pay Private Mortgage Insurance (PMI).
  • If you’re a disabled Vet with at least a 10% “service connected” disability rating your funding fee is waived.

Are there restrictions?

Yes. The property must be primary your residence. It can’t be an investment property, business, or a fixer-upper. For other restrictions, you’ll want to talk with your Homespire Loan Officer.
